1. Scope of Agreement

These Terms apply to all guests, website users, and renters of Bison Ridge Retreat accommodations. Use of this site and booking of stays constitutes acceptance of these Terms.

2. Reservations & Booking

All bookings require accurate personal and payment information. Reservations are not confirmed until payment and any required deposits are received. You agree to comply with all booking instructions and communications.

3. Age & Occupancy

Guests must meet age and occupancy requirements as outlined on property listings and booking pages. Typically, the primary guest must be at least 22 years of age to book and occupy the cabin for the duration of the stay. 4. Payment, Taxes & Fees

You agree to pay all amounts due, including rental charges, taxes, cleaning fees, pet fees (if applicable), and any other charges specified at booking. All fees are non-refundable unless otherwise stated.

5. Pet Policy

Where pets are permitted, guests agree to abide by the pet rules specified on the property page — including fees, behavior expectations, crate rules, and clean-up responsibilities. Any pet-related damage may incur additional charges.

We love welcoming well-behaved pets to our home! Please let us know in advance if you plan to bring one, as unapproved pets aren’t permitted. A non-refundable pet fee of $100 per pet applies to cover extra cleaning and wear. We allow up to 2 pets (dogs only, unless otherwise approved). Pets should not be left unattended in the home unless crated, and we ask that they stay off beds and furniture—please bring your own pet bed or blanket. Guests are responsible for cleaning up after their pets both inside and outside the property, and for ensuring their pets don’t disturb neighbors. Any pet-related damage or excessive cleaning will result in additional charges. We’re happy to make your stay pet-friendly and comfortable—thank you for helping us keep the space enjoyable for all guests!

6. Check-In / Check-Out & Quiet Hours

Check-in and check-out times are listed in your booking details. Quiet hours are typically enforced (e.g., 10 PM – 8 AM) to respect neighboring properties and maintain a peaceful environment. Vacay Whitefish

7. Use of Property & Behavior

You agree to use the rented property responsibly and respectfully. No parties, large gatherings, or events are permitted without prior written approval. Unapproved activities, excessive noise, property damage, or violations of local law may result in immediate removal without refund. Vacay Whitefish

8. Liability & Assumption of Risk

You acknowledge that vacation properties have inherent risks. Neither Bison Ridge Retreat nor its owners, agents, or partners are liable for injuries, lost or damaged items, or other incidents occurring during your stay. You accept responsibility for your actions and those of your guests.

9. Service Limitations

Services such as Wi-Fi, cable, utilities, or appliances are offered as a courtesy and are not guaranteed. Interruptions or service degradation will not result in refunds or credits. Vacay Whitefish

10. Cancellation & Refunds

Cancellation policies vary by booking and should be clearly stated at the time of reservation. Refunds, credits, or modifications are subject to those terms.

These Terms are governed by the laws of the state where the property is located. Disputes shall be resolved accordingly.
